Overview
The Project Manager is responsible for all task associated with the plan approvals, estimating and construction of land development projects.
Major Responsibilities
- Coordinate the development plan approval process with consultants and agencies. Distribute plans, specs, schedules, and related documents and correspondence to field personnel, subcontractors, suppliers, and others. Distribute change orders to consultants and trade contractors.
- Perform plan take-off’s and estimating of projects as well as solicit bids, and establish final budgets.
- Coordinate execution of contracts with subcontractors.
- Coordinate and communicate development stages and schedules. Communicate with vendors, trades, and agencies about scheduled deliveries, confirmations, and follow up calls.
- Communicate with and distribute information to government agencies, utilities, development contractors, and others outside the company. Prepare and distribute permit applications to municipal departments. Track the documents’ status with the agencies.
- Maintain current records of all site plan approvals, approved graphics, and engineering plans, permits, etc., per project within the Company’s system.
- Compare invoices against approved budgets. Compile job costs related to base cost, options, and extras for budget preparation and process invoices for payment.
- Guide and direct design professionals, contractors and agencies. Coordinate the scheduling of routine inspections with municipalities and utilities.
- Receive training in NPDES / SWPPP reporting and become the Responsible Person (“RP”) for Brighton. Coordinate SWPPP documentation, NOI’s and inspections with contractor.
Knowledge and Skill Requirements
- Land development, utility installation and/or site construction experience is required.
- Excellent oral and written communication skills.
- Excellent organizational skills.
- Proficient in Microsoft Office, including Word, Excel, and Outlook.
- Positive attitude and ability to work in collaboration with a team of co-workers, consultants, contractors and community.
- Exemplify the highest standards of honesty, integrity and ethical conduct.
Physical Demands
- Perform tasks requiring manual dexterity (e.g., processing paperwork, filing, stapling, sorting, etc.)
- May be required to perform light manual labor (e.g. sweeping, shoveling, moving of materials, etc.)
